Gold Service (Let only)
With this service, we will provide you with the following:
Advice and guidance to letting your home
Visits to take promotional images and marketing details
Evaluate the achievable rental income
Market your property on our website, Zoopla and Manchester Student Homes (if applicable)
Arrange and conduct viewings of the property with prospective tenants
Conduct tenant references checks or secure guarantors
Prepare and carry out signings of the tenancy agreement with new tenants
We can also create an EPC or risk assessment for you if it is required!
Platinum Service (Fully managed)
Our fully managed service provides everything that the Gold Service above does, plus the following:
Secure tenancy deposits with TDS
Setup standing order rental payments
Notify the council of the new occupants
Conduct move-in and move-out inventory checks
Provide tenants with welcome packs and keys
Regularly take and monitor meter readings
Regularly conduct property inspection checks
Provide tenants with a 24/7 emergency helpline
Provide tenants with a dedicated online maintenance support system
Have our professional accounts department deal with rent collection, arrears, financial transactions, deposits and landlord statements
Issue required tenant eviction notices (Section 21s)
Carry out repairs and maintenance within a set timeframe
We can also conduct any necessary safety checks such as the annual landlord gas safety certificate!
